Roof maintenance is a huge part of homeownership. It can prolong the life span of your roof and possibly keep it strong enough to weather a storm. However, natural phenomena can still do a number on your roofing system sometimes.
Here are some do’s and don’ts to keep in mind when assessing your roof after a storm.
Call Your Insurance Agent
This is when you realize the importance of having a good and honest insurance agent. Their experience and their knowledge of your insurance policy matter. Some roofing contractors offer insurance filing as part of their services. Unless you have a reliable contractor, however, it’s best to do the filing yourself.
Document the Damage
This is when your smartphone should come in handy. Take photos of any signs of damage but don’t get on the roof. Stay on the ground and take pictures. Look for water damage indoors, as well. If your insurance agent or an independent inspector is present, have them take pictures.
Get an Inspection
At this point, it’s a good idea to hire an independent inspector to provide an impartial report on the damage.
Repair the Damage
Instead of waiting for your insurance claim to be approved, contact your residential roofing contractor and have the damage repaired as soon as possible. Damage can spread if neglected, leading to more expensive repairs or replacement.
Trust the First Roofer That Approaches You
Many fly-by-night “contractors” rush to storm-hit areas to offer cheap services. They are not to be trusted. They’ll take your money, do some dodgy “repairs”, and you’ll never see them again. Call the contractor you trust. It’s always a better idea to use a local contractor that you already know.
Go Up on Your Roof
It’s dangerous to be on a roof that’s obviously damaged or sagging, but avoid walking on your roof even if it looks fine. You don’t know if it really is. Only let professionals do the inspection and repairs.
File a Claim Without Knowing If You Have To
Your roof may not need replacing. Good roofs are designed to withstand weather damage. Storm chasers would probably convince you to file a claim so they can take your money. Don’t fall for it. Wait for the results of a professional inspection and the findings of your insurer before making a decision.
