Like most components with warranty coverage that are subject to wear, roofs are covered by warranties that have exceptions to encourage roof maintenance. In this blog, Cantrell Roofing, LLC discusses what can void your roofing warranty.
-
Reroofing — The term “reroofing” applies to a roof installation practice where the new roof is installed directly over the old one. While this method can result in savings by eliminating tear-off and disposal costs, it presents a great potential for future problems. For instance, reroofing doubles the roof’s weight, which means the existing structure should be able to support it. If the roof has existing problems such as rot, mold and clumping insulation, there will be no opportunity to perform repairs. Roofing manufacturers can’t be expected to provide warranty coverage for roofs with possible fundamental structural issues.
-
Using Non-System Components — Today’s residential roofing systems are made of parts that are designed to work as a whole. Therefore, components as small as fasteners need to be up to the manufacturer’s specifications, which aftermarket substitutes and non-system components are not, and can compromise roofing performance in the long run. Avoid voiding your warranty by hiring a manufacturer-certified contractor for their roofing installation and repair services.
-
Overlooking Attic Ventilation — Many roofing manufacturers have specific ventilation requirements for their roofing systems. A proper attic ventilation system consists of exhaust vents at the ridges, with correspondingly-sized intake vents at the soffits. The air pressure created by vented hot and moist air results in passive air circulation. Not following manufacturer specifications can lead to damage caused by trapped heat and moisture.

Improper Installation — Roofing performance is hinged on proper roof installation. Incorrect installation procedures, such as using incorrect fastener patterns (which can vary depending on the roofing product) and not following the minimum overlaps for shingles, can compromise roofing integrity. Manufacturers warrant their roofing systems will withstand high-stress conditions such as storms, but only if it was built as designed.
