Build documents are documents related to the current roof’s build, like the following documents:
Contract — The roofing installation contract (or signed quotation) should contain a detailed description of the roof, including a bill of materials.
Permits — You may need to refer to the installation permits in case of compliance disputes and other code-related issues.
Equipment Installation Records — This includes equipment installed after roof installation was completed. This includes HVAC units, exhaust pipes and other penetrations.
Repair and Maintenance Records
Keep all contracts, agreements and memos related to roof repair and maintenance. They will be useful when performing cost analysis on your commercial roofing system. For example, if the current roofing system often needed to be patched because of punctures, you could recommend a different roofing system when it’s due for replacement.
